Getting started
How we work, where we operate and choosing your service.
So how does it work?
We start with a call to understand your property, your specific needs and the problems you want solved. From there, we create a tailored plan focused on improving your earnings and reducing the demands on your time. We walk you through our recommendations, how they’ll work and the costs involved, so you know exactly what moving forward looks like.
What makes MadeToStay different from other Airbnb managers?
We take care of the whole operation. For our full management owners, that means everything from pricing and bookings to guest communication, cleaning and property care. We put the same effort and expertise into your property as we do our own.
We’re also dedicated Airbnb setup specialists, handling the entire process from an empty property to a fully equipped, guest-ready Airbnb. Every styling and setup decision is made with earning potential and long-term performance in mind, using proven techniques and strategies developed through hands-on experience.
Owners who prefer to keep hosting themselves can access our specialist expertise through pricing and calendar management, with a focus on optimising rates, minimum stays and income.
We’re a licensed property management agency with seven years of Airbnb experience, a 4.97 average listing rating and Guest Favourite status across 90% of our listings.
What does your full Airbnb management service include?
Our full management service is designed to be as 'hand-off' as it can be for our owners. We manage your listing, pricing, calendar, bookings, guest communication and check-ins. We also coordinate professional photography, cleaning, linen, amenities and day-to-day property care. You have one team overseeing the operation, with the service scope and any separately charged costs explained before you begin.
Which service is right for my property?
Choose full management if you want an experienced team handling the daily operation and working to improve your returns. Pricing and calendar management suits owners who want specialist income optimisation while continuing to host. Complete setup is for owners who want their property professionally prepared for Airbnb from the start. We can help you identify the right fit.
What does short-term rental (STR) mean and is it different to Airbnb?
They are in essence, the same thing.
Short-term rental is the broader term for what people commonly call an “Airbnb”. Airbnb is a booking platform, while STR describes the type of rental.
Agencies often use “short-term rental” because your property can also be listed on platforms such as Booking.com, Stayz and Expedia. It’s the same type of accommodation, with bookings coming through different websites.
Which locations do you service?
We provide our Full Airbnb Management Service across Melbourne and the Mornington Peninsula, including areas such as Rye, Rosebud, Blairgowrie, Sorrento, Portsea and Mount Martha.
Our Pricing and Calendar Management Service is available Australia-wide.
The Complete Airbnb Setup Service is currently available in Melbourne only.
Is MadeToStay licensed?
Yes. MadeToStay is one of the very few licensed estate agencies in Australia dedicated to Airbnb and short-term rental management.
Although certain short-term rental managers can operate without a licence in Victoria, we chose to take that extra step to give our owners greater peace of mind and strengthen our professional accountability. You’re trusting us with a valuable asset, and we take that responsibility seriously.
Can I switch to MadeToStay if I already have a manager?
Yes, absolutely. We can review your current arrangement and help plan the transition, taking your existing bookings, listing setup and contractual notice requirements into account. We’ll explain what needs to happen before the handover so you can make an informed decision.

Earnings & fees
Income, reporting, cleaning fees and the short-stay levy.
How much can I earn from short-term rental (Airbnb) in Melbourne?
Earnings vary depending on a number of factors including your property’s location, number of bedrooms and bathrooms, interior styling, and seasonal demand.
To get a clear picture of what your property could earn, get in touch and we’ll prepare a free property earnings report, comparing similar properties in your area so you can see realistic income potential before committing to anything.
How does the cleaning fee work and what's included?
We collect the cleaning fee from guests and pay the cleaners directly on your behalf.
For each booking, the exact cost of the standard clean is added to the reservation as a separate cleaning fee. This ensures the fixed cleaning cost is covered regardless of the nightly rate.
The cleaning fee is all-inclusive. It covers the clean, linen and towel hire, and replenishment of everyday essentials such as olive oil, toilet paper, dishwasher powder, soaps, shampoos, coffee, tea and other guest supplies.
We handle the whole process, from coordinating the cleaners to paying their invoices, so there’s nothing for you to worry about.
How do I track my bookings and income?
Each month, you receive an owner statement showing your property’s income, deductions and payout, alongside a detailed occupancy and performance report. Our team explains what’s driving the results, how your property is progressing and where we’re focusing next to improve your earnings.
You also have 24/7 access to your owner portal, with live bookings, income breakdowns and performance analytics, so you can stay informed whenever it suits you.
Do you list my property anywhere else other than Airbnb?
Airbnb is where the majority of bookings come from, but we currently advertise your property across 15+ different platforms including Booking.com, Stayz, Expedia, VRBO and our own direct booking website for maximum exposure and impact.
How do you handle the 7.5% Victorian Short Stay Levy (SSL) for my property?
We take care of it for our full management owners. Victoria’s 7.5% levy applies to eligible stays of fewer than 28 consecutive days and is calculated on the total booking fee, including cleaning.
We oversee the process across booking platforms and collect and pay the levy on your behalf where the platform doesn’t already handle it. You don’t need to manage the calculations, paperwork or payments yourself.
What are your occupancy rates in Melbourne?
Our Melbourne properties average 90% occupancy, one of the highest averages in Melbourne’s short-term rental industry, but occupancy alone doesn’t tell you how well a property is performing.
Many Airbnb managers promote high occupancy as proof of success. However, if prices are too low, a full calendar can mean money is being left on the table. Fewer booked nights at stronger rates can often generate more income.
As specialists in this area, we know that finding the sweet spot between pricing and occupancy is key to maximising your property’s overall earnings.
Our 91% average is a useful performance indicator. However, our real focus is finding the sweet spot between pricing and occupancy to maximise your property’s overall earnings.

Property & guest care
Check-ins, communication, maintenance and protecting your property.
How do you protect my property and maintain its standards?
We thoroughly screen every guest across all properties, along with collecting copies of ID documents and 'selfies' for select platform bookings and unique circumstances. We maintain extremely secure access arrangements, along with professional cleaning and checks between stays to help protect your property and maintain its presentation.
Where applicable, we can also set up automated systems that require guests to sign waivers, rental agreements and provide a security deposit in order to gain access to the property. Our system does not allow check-in information to be sent to the guest until these chosen requirements have been successfully met.
When something needs attention, we follow our standard process to have the issue rectified as soon as possible. If owner involvement is needed, we will communicate via your dedicated owner chat.
How do I quickly get in touch with you once I've signed up for full management of my property?
All of our owners have their own dedicated owner group chat with all members of our team included. Any questions, comments or otherwise you may have can be asked in that chat and our team will typically respond within minutes.
How does guest check-in and check-out work?
We operate a same-day turnover model, which means checkout is at 10:00am and check-in is at 3:00pm. This allows your property to be cleaned, inspected, and reset between guests on the same day, maximising the number of bookable nights and your overall revenue.
Do you have dedicated tradesman for repairs and maintenance?
Yes. We have our own dedicated handyman as part of the MadeToStay team, helping us keep routine repair and maintenance costs significantly below typical external handyman rates.
We also have established relationships with electricians, plumbers, gardeners and other trades built over years of working together. They understand how we operate, including working between guest stays, arriving on time and quoting fairly.
When specialist work is needed, we research suitable providers, compare quotes and present our recommendation for your approval before booking anything. Once approved, we coordinate the work from start to finish.
We assess each job individually based on its connection to managing your property. Some larger projects or work outside our management scope may need to be arranged directly by you. In those cases, we stay in communication to help everything run smoothly around guest bookings.
Is MadeToStay one of those 'AI Airbnb agencies' I've been seeing everywhere?
No, and we deliberately distance ourselves from that type of operation. AI can be a useful tool in specific areas, but we’ve steered clear of using it for guest communication and areas where human interaction is the better option.
Whenever a guest sends us a message, they’re speaking directly to a real person from our team. We don’t believe cutting costs by replacing those conversations with AI chatbots is worth compromising the guest experience or your property’s performance. Guests can tell, don't appreciate it and your property deserves a better standard of care.
We’re real people, with feet on the ground, doing everything we can to look after your property and make it perform as strongly as possible.
Do I need to get landlord insurance to put my property on Airbnb? Is it a lot more expensive?
We strongly recommend it. Where the insurer offers it, it’s the same landlord insurance policy but with a “short stay add-on” to cover short-term rentals.
As a guide, the add-on costs around $30 to $60 extra per year, depending on your property’s size, location and cover requirements.
We can refer you to Australian short-stay landlord insurance providers to help get it organised quickly and easily. They operate independently of MadeToStay, and we receive no referral fees, commissions or other incentives.

Setup & flexibility
Getting your property ready and choosing your level of involvement.
Can you handle the complete setup if my property isn’t on Airbnb yet?
Yes, we can take your property from completely empty to guest-ready, handling furniture sourcing, purchasing, delivery, assembly, styling and all the practical essentials.
Every decision is made with guest appeal, functionality and long-term earning potential in mind.
If you’d like us to manage the property once it’s ready, we can take care of that too. Our full management service gives you one team overseeing everything from the initial setup to the day-to-day operation and ongoing performance.
How much involvement will you need from me?
With full management, we handle the day-to-day hosting work while you remain involved in important property decisions. You'll likely be involved at stages during the initial setup stages for your property, informing us about specific information about your property that only the owner would know. After that, it is typically all handled by us with the occasional owner-specific question.
With pricing-only, you continue managing guests and the property while we handle pricing and calendar strategy remotely.
For complete setup, you provide the details of the property and timeline, and we get to work setting your property up. After kick-off, you typically won't hear from us until the job is complete.
What if I don't have the funds available right now to do the Complete Airbnb Setup Service?
We can refer you to lenders we’ve developed relationships with who understand the Complete Airbnb Setup Service. They may consider your property’s projected Airbnb income, supported by our formal earnings estimate, when assessing your application.
We prepare your setup plan, provide the earnings estimate and connect you with the lender. We stay involved from that initial planning through to getting your property guest-ready, so you have a clear path forward.
We receive no referral fees, commissions or other incentives. The lenders operate independently and assess your financial circumstances themselves. Approval and loan terms are entirely their decision.
Can I still use my property for personal stays?
Yes, you can use your property for up to four weeks per contract year, around existing guest bookings. All dates require MadeToStay’s approval in advance. We consider demand and pricing when reviewing your dates to protect high-value booking periods and your property’s earning potential.
Can you manage my pricing and calendar while I handle the hosting?
Yes, our Pricing and Calendar Management Service is designed for exactly that. You continue handling guests, cleaning and property operations while we remotely optimise nightly rates, minimum stays and calendar availability.
You gain specialist expertise focused on improving income while retaining control of the rest of your operation.
